Loan Program Preview: Single/Double/Triplewide Manufactured Home Loans

Manufactured Home Loan Guidelines We now offer financing on single wide manufactured homes loans.  Min. FICO is 580+.  We can also do conventional financing 20 yr fixed.  Send us your loan scenario to

  • Singlewide – Doublewide – Triplewide
  • Fee simple only – Leased lots are not eligible
  •  Re-negotiated purchase agreements that increase the sales price after the appraisal has been completed when the appraised value is higher than the contracted sales price provided to the appraiser will not be accepted
  • Manufactured homes in a flood zone are not eligible
  • Properties must be constructed after June 15, 1976
  • Floor area of no less than 600 square feet
  • HUD Certification Labels (metal plates attached) or verification from IBTS
  • HUD Data Plates (paper certification located on the interior) or verification from IBTS
  • Affidavit of Affixture (or equal) to evidence property is classified and taxed as a real estate
  • Structural Engineer’s report to determine if home is designed to be used as a dwelling with a permanent foundation built to FHA/VA criteria
  • The home must be built and remain on a permanent chassis (towing hitch, wheels and axles have been removed)
  • Finished grade elevation beneath the manufactured home or, if basement is used, the grade beneath the basement shall be at or above the 100-year return in elevation. HUD waivers are not accepted.
  • The home must not have been installed or occupied previously at another site or location
  • Additions or modifications to manufactured home are not acceptable
  • All-weather roadway and adequate vehicular access from a public right of way
  • Foundation inspection by appraiser for permanent concrete footing with anchored tie-down
  • Full home inspection is required for homes built before 1990. Any deficiencies that impact the safety, soundness or structural integrity of the property must be closing. The requirement for full home inspection can be waived if all of the following criteria are satisfied:
    • Remaining economic life ≥ (term of loan + 10 years)
    • Appraisal condition rating is C3 or better

Less than perfect credit?  Judgments, tax liens, Recent Bankruptcy, Foreclosure or Short Sale?  Property with deferred maintenance or unusual property type?  Money not seasoned for 60 days?
